Wharton Place

In 2018, Lasalle Asset Management approached me after acquiring 13 Wharton Place, a prominent building located on The Hays, a bustling area of Cardiff High Street. At the time of acquisition, the building had one standing tenant. Lasalle Asset Management's vision was to undertake a comprehensive refurbishment of all public spaces, including the creation of a ground-floor atrium-style breakout space with bike storage, toilets, and shower rooms on each floor. Additionally, they planned a complete redevelopment of the unoccupied office spaces.

The primary objective was to modernise the dated décor in the public areas and create a light, bright, contemporary interior that would be attractive to prospective tenants. The project scope included enhancing the building's front façade to provide a fresh, modern appearance, designing a welcoming breakout space with bike storage, and installing modern facilities including toilets and shower rooms on each floor.

For the third-floor redevelopment, we conducted a complete strip out and re-modelling, removing existing suspended ceilings and labyrinthine partitions to create three large, separate rental units showcasing original exposed beams, columns, and brickwork to highlight the building's character.

The execution of the project required close collaboration with various contractors and specialists to ensure the highest quality of work.

The refurbishment transformed 13 Wharton Place into a vibrant, modern workspace while preserving its historical elements. The updated spaces now feature a blend of contemporary design and original architectural details, making it an attractive location for businesses seeking a dynamic and inspiring work environment.

In 2023, 13 Wharton Place came under the ownership of London Property Development Company Vitcorp Ltd. At this time, all the office spaces had been leased except for the smallest unit on the third floor. The goal was to secure a tenant for this final available unit. I was commissioned to remodel the space, incorporating a fully equipped modern kitchen, a furnished reception area, a meeting room, and an open-plan workspace.

The interior design was purposefully neutral, enhancing and complementing the building's character. I'm pleased to report that the space was leased within the first month after completion.
